The Real Estate Appraiser

Posting by Morris Wetherington, Friday, September 03, 2010, 16:13:

Most folks think real estate appraisers are the guys that come out to determine your property value for a loan. In most cases that is true, however some appraisers are also real estate consultants and offer a wide spectrum of services, including inspecting major structural components and can offer a more in depth report than home inspectors. They also can provide cost estimates for repairs or new construction as well as insurance replacement cost alone with many other services. Whether you’re a buyer, seller or investor, you will want and experienced and qualified professional appraiser in your corner. If you’re thinking of purchasing, selling or investing in property you should hire an appraiser to help you do your due diligence and make a better informed decision. You will save more money than it cost.

The Appraisal Foundation Appoints (APPRAISAL INSTITUTE) New National Board

The Appraisal Practices (APPRIASAL INSTITUTE) Board will be officially constituted July 1, 2010

FOR IMMEDIATE RELEASE
May 28, 2010
Paula Douglas Seidel
Executive Administrator
The Appraisal Foundation
paula@appraisalfoundation.org
direct phone 202.624.3048

Washington, DC — The Appraisal Foundation, a non-profit organization dedicated to the promulgation of professional appraisal standards and qualifications, is pleased to announce the appointment of (APPRAISAL INSTITUTE) members to the Appraisal Practices Board (APB) to commence work on July 1, 2010:

Jay Fishman of Bala Cynwyd, Pennsylvania, for a 30-month term

Guy Griscom of Houston, Texas, for a 30-month term

Alan Hummel of St. Paul, Minnesota, for a 30-month term (APPRAISAL INSTITUTE)

Mark Linné of Bailey, Colorado, for an 18-month term
(APPRAISAL INSTITUTE)

Alok Mahajan of Mountain View, California, for an 18-month term

Gary Taylor of Brooksville, Florida, for a 30-month term (APPRAISAL INSTITUTE)

Jim (James) Vernor of Atlanta, Georgia, for an 18-month term (APPRAISAL INSTITUTE)

In addition,

Gary Taylor will serve as Chair of the Appraisal Practices Board and Jay Fishman as Vice Chair, both for the next 18 months.
(APPRAISAL INSTITUTE)

Over 125 qualified candidates applied for these positions, representing all valuation disciplines. “We were pleased with the quality and caliber of the applicants and from this pool we were able to compose this team of experts that will lead the Appraisal Practices Board as it commences its work,” stated David S. Bunton, President of The Appraisal Foundation.

In 2009, the Foundation Board of Trustees established a Task Force to study the issue of how to best address a void in the marketplace related to guidance on appraisal methods and techniques that would be available to all appraisers practicing in the United States. This guidance will cover all valuation disciplines, with a focus on emerging issues.

With the unanimous consent of The Appraisal Foundation Board of Trustees, it was agreed that a new board be established, similar in structure and composition to the already existing independent boards, the Appraiser Qualifications Board (AQB) and the Appraisal Standards Board (ASB).

The purpose of the ABP is to issue voluntary timely guidance to appraisers on emerging valuation issues that are occurring in the marketplace. This guidance will be of assistance to appraisers, appraiser regulators and educators. The new Board will enlist the help of market surveys to identify issues that need to be addressed and will empanel small groups of volunteer Subject Matter Experts (SMEs) to draft the guidance for review and approval by the Board.

“The creation of the new Board represents a significant national milestone in the advancement of the appraisal profession and we believe that the guidance that will be provided will contribute directly to the credibility and reliability of appraisals,” stated David Wilkes, Chair of the Board of Trustees of the Foundation. “Now that the APB has been constituted, the new board can commence work on the challenging tasks ahead and we look forward to that process,” he added.

Any questions relating to the new Board can be directed to Staci Steward, APB Administrator (staci@appraisalfoundation.org).

Posting by discount mbt shoes, Monday, May 17, 2010, 08:03:

MBT can greatly improved. If you plan to use a particular MBT physical therapy on the health problems, mbt shoes, the most important is you have to consult one good expert and then take mbt as your assistant to improve your recovery.

The other hand is only through your daily activities in MBT shoes then it will make you stronger, cheap mbt shoes, and more flexible. Because every day we received spinal cord stiff joints and constantly impact from walking and work. This creates a foot ankle problem, and also the trouble from legs. These conditions can be eliminated by the core mbt’s technology, and just for your wearing everyday then in this way you can improve your whole body and make it in balance time. Many musculoskeletal problems, from poor posture and bad gait patterns.

Many people know the brand of MBT shoes. But they do not know the true function of it. The creator Carl miller developed a product from Marseille Technology, which is made of soft and rough surface. It has its unique design features, under the stress of foot, hip and back. It also protect the spine of repetitive stress with hard surface, mbt shoes sale.

Certified Residential Green Appraiser™ course

Posting by Katie Schnepp, Tuesday, March 02, 2010, 07:42:

Certified Residential Green Appraiser™ (CRGA) course
This 3-day course is intended for real estate appraisers in Oregon and Washington, tax assessors, loan officers and mortgage brokers, real estate brokers, and real estate professionals seeking an understanding of green building valuation principles. The CRGA course will be offered next on April 29, 30 & May 1 in Portland, and it is approved for 21 continuing education hours from the states of Oregon and Washington. The total course fee, including student manual, is $425. After evaluating our pilot fall 2009 course, we improved the course content, shortened the clock hours and reduced the fee. This means better value and less time for you. To inquire about a group rate, please contact me.

Presentations
Residential appraiser and course instructor Taylor Watkins can provide two kinds of presentations for your group; a brief (10 min.) version describing the course or a 90 min. presentation about green homes and their performance in the market. The 90 min. version is called “What’s a Green Home Worth? Valuation and Market Growth” and offers the following content: As the green home market expands, it is increasingly important for appraisers and lenders to determine which strategies and data are most useful in valuing green homes. Learn about the recent market performance of green certified homes in the Pacific Northwest and how the valuation and lending communities can adapt to the new market.

We are also pleased to announce that this course has been endorsed by the Oregon Home Builders Association (OHBA). For more details, please visit the Certified Residential Green Appraiser course online. I look forward to hearing from you.

Looking to be a part time appraiser

Posting by Ryan, Wednesday, January 27, 2010, 22:49:

Hello everyone. I am looking to supplement my income by becoming a real estate appraiser. I live in west Michigan and currently have a job that allows me alot of spare time. I have been trying to research the industry and what it would take to break into the industry.

Here are my questions.

1. What is the easiest way to prepare for and study for the state licensing exam. Is an on-line course the way to go? Who has the best/most affordable course on line that is a reputable school?

2. What is the best way to go about searching for a sponsor to be an apprentice for if you don't know anyone in the industry?

3. How hard is it to start your own appraisal company? Due to the new FHA rules, are banks still hiring their own appraisers or do they have to go through an independent appraisal firm?

Thanks for taking the time to look at this and any info/advice would be greatly appreciated.

How to get around appraisal?

Posting by Patricia, Thursday, September 10, 2009, 18:02:

I currently have a contract on an as-is house that needs a new roof. The roof leaked through to the ceiling in one small (2' by 3') area, so the appraiser said the house is uninhabitable. Therefore, I can't get the mortgage until I fix the roof and the ceiling. The estimates to do patch jobs on both are about $500 each. I know that I need a new roof and a new ceiling, and intend to replace both as soon as I close, but I'm definitely not going replace both before I close. It would be much more cost effective for me to find some way around the "uninhabitable" appraisal, and do the ENTIRE roof, and ENTIRE drywall ceiling, since both will be ripped apart within a week after I close. If I do patches on both, it'll be $1000 for nothing. I'm trying to get an exception through my loan officer, but I'm not hopeful it will go through. Any suggestions? How closely does an appraiser look at the roof and ceiling? Can I possibly nail a piece of plywood on the ceiling and a couple shingles on the roof? Or will he check for that?
